The HOA fees differ from project to project. The Crestline and Blackstone have monthly fees that can be downloaded here. The HOA fee for the Saddleback Ridge Subdivision is $200 per year for trails and other maintenance. There are no HOA fees for the Cliffs at Sunrise.
You can purchase a lot or property at any of our properties by paying $5,000 earnest money which will be held in an escrow account. Upon completion of the real estate contract, the earnest money will be added into the purchase of the lot or property.
If you are buying a lot in the Cliffs or Saddleback Ridge, you can design your own home as long as it meets the CC&R’s and the Design Guidelines. If you are buying in Crestline, you can select one of four house plans. In Blackstone, you can select from one of three floor plans, however, you can select different finishes as long as they are within the budget as long as you have purchased before these items have been ordered for a particular unit
No. In fact, we currently have five approved contractors that can build your custom home in the Cliffs. Quantum Construction & Development, Ponderosa Construction, Alex Meisner Construction, Precision Development, and Roy Talmage Builders have all met the specific requirements and understand the CC&R’s, Design Guidelines, and quality requirements. They are all dedicated to meeting these standards. Also, if your selected contractor is not on this list, they can meet with the Main Project Developer and qualify to build your home. All contractors must be willing to follow the CC&R’s, Design Guidelines, keep a clean work site without encroaching on a neighbor’s property and be extremely cautious about destroying vegetation and the natural surrounds of Ironhorse.
Currently, many of Southern Utah most experienced and quality construction companies are building on our custom home lots in the Cliffs at Sunrise and Saddleback Ridge. We are excited to talk to your builder if they are a first-time builder on our projects and help them to become one of our preferred builders.
No, you will have to furnish each home yourself. If you are looking for that assistance, we can refer you to an interior group that we work with to assist with this.

Yes. As long as you follow the CC&R’s and be a good neighbor, Ironhorse is pet-friendly. Please check the CC&R’s and your design guidelines for your specific community.
Both Crestline and the Blackstone Townhomes allow short term and long term rentals. The Cliffs at Sunrise and Saddleback Ridge both allow you to long term rent your home.
